Dear DelAnn and Rich
We wanted to express out appreciation for all of your help as we went through the process of deciding to buy a house in Orange County and then finding the house of our dreams.
We appreciate the fact that you worked with us for over three years to find the area in Orange County that met all of our needs. You did this without ever pressing us to make a decision and provided us with all of the insights that we needed. This was all while we were living in another country and communication was at times difficult.
You did not complain when we changed our minds on more than one occasion.
You spent the time getting to know our real wants and found us the perfect place to live in beautiful San Clemente.
But you went much further than we could have imagined:
- First, we had the benefit of the DelAnn and Rich team and their combined skills;
- You helped us with all of the requirements, paperwork and organization of utilities etc. while we were still living outside of California;
- We found out about great local specialists and contractors through your extensive network of friends and associates;
- Finally, you even made your time available to help oversee work that we were having done on the house before we moved to California.
I am not sure how we thank you for the great support that you have given us throughout the process of finding a location that met our needs and the house of our dreams.
But even more, we have come to know you as wonderful people and we are the best of friends.
There is no doubt in our minds that we could not have made this move without your help and that the move has been so successful because of your wonderful friendship.

Rich and DelAnn Lozzi
Rich and DelAnn did an outstanding job with the sale of our mother’s home in Irvine. They researched the property, then presented us with a list of positive and negatives items. Rich and DelAnn took all of the negatives and showed us how to change them into positives. Then they took the positives and made them great! Rich took us through all of the steps needed to ready the house for sale; then he and DelAnn took the lead in making arrangements for a remodel/update of the house.
Because of Rich and DelAnn’s knowledge, skills and experience, we were able to get the highest market value for the house. Within five days of the house going on the market, we had six offers and went into escrow three days later.
Rich and DelAnn were with us every step of the way, providing us with the proper advice and guidance as we made decisions. Their diligence, hard work, integrity and professionalism made the sale of our mother’s home a pleasant experience.

A Testimonial About Rich & DelAnn Lozzi

There are few people in this world I care about as much as my family. So when they have a need you can bet I want them dealing with only the best there is. So when my mom decided it was time to retire and sell her house I knew she needed experts. Rich and DelAnn were the natural choice.
There was just one problem. My mom lives in Whittier and the Lozzi’s are based a solid 40 miles south in San Clemente. I didn’t want to ask them to do the listing themselves (especially with gas at the time in the high four dollar range). Knowing them of course they offered to do the work themselves because they knew how much it meant to me.
While I could not take them up on such a kind offer, they then went and did the next best thing (and really in my moms case the best thing) and not only did they round up a group of the top producers in her area to come and interview with my mom, but DelAnn got on the phone and talked to her at length about what kinds of things she should be asking any Realtor who claimed they could sell here house. For someone who has lived in the same place for the last 30 years and hasn’t dealt with these issues for longer, it was a huge relief to me and my mother, who gushed about how helpful and knowledgeable the Lozzi’s had been.
To me this was a true show of the character the Lozzi’s posses. The extra effort put forth on a house 40 miles away, for a women they had never met really shows that they add a dimension of caring that most others in their field do not posses.

I remember you had mentioned you might be looking to re-locate further south in the near future. If you don’t already know of someone, I wanted to recommend a fantastic Real Estate Agent. I was initially referred to her a couple of months ago and she not only helped me find a home, but she made the stressful experience so much easier. Her level of service was truly above and beyond extraordinary. She is truly a genuine person and really takes the time to get to know her clients and their needs. Hey, that sound just like us at Strategic, great minds must think alike.
I overheard my associate talking about how wonderful DelAnn was and how she helped them re-locate to OC from the Los Angeles area and you popped in my mind.
I hope this helps. That commute has just got to be exhausting especially with the gas prices.
